Tips on breaking up with girlfriend?

i live with my current gf. I wanna break up. Our apartment is in my name only. I can kick her out whenever i want but she has no where to go and im not gonna leave herr homeless. i was going to tell her that we can be just roomates and ill sleep in the other room. And that we would both agree not to bring anyone home with us at the end of the night. You know what i mean by that. Im not here much cuz of my job and other commitments so i could handle living with her. Any tips on how to make this go somewhat smoothly?
